Why Water Enters Basements
Water builds up in the soil around your foundation during rain and spring snowmelt. As the soil becomes saturated, groundwater pressure increases around the foundation walls and basement floor.
Common entry points include:
-
Where the basement wall meets the floor
-
Cracks in the basement floor
-
Small gaps in foundation walls
-
Water collecting around the footing
-
Poor drainage around the foundation
Common causes of Basement Water:
-
Heavy rainfall saturating soil
-
Spring snowmelt increasing groundwater levels
-
Clay soil holding water around foundations
-
Poor drainage near the home
-
Water collecting around the foundation footing
Once water begins entering these areas, it often returns to the same location during storms.
When Interior Drain Tile Is Recommended
-
Water entering where the wall meets the floor
-
Water along the base of basement walls
-
Damp spots appearing after rain
-
Water returning to the same spot after storms
-
Basements with an existing sump pump

What is Drain Tile?
Interior drain tile is a basement drainage system installed beneath the basement floor that captures groundwater before it reaches the surface. The system directs water into a sump pump basin where it is safely discharged away from the home.
How Interior Drain Tile Works
-
Water builds up around the foundation
-
Drain tile collects groundwater beneath the basement floor
-
Water flows through the system to the sump basin
-
The sump pump removes water away from the home
Why Drain Tile Is Common in Minnesota
Minnesota homes often deal with seasonal groundwater pressure caused by heavy rainfall, clay soil, and spring snowmelt. These conditions allow water to build up around basement foundations. Learn more about Minnesota Specific Basement issues in our Minnesota Basement Water Guide.
Interior drainage systems help manage that groundwater before it can enter the basement.
How Our Interior Drain Tile System Works

Cutting & Excavation
We carefully remove 8-18 inches of the basement floor along the perimeter to access the footing. This targeted approach avoids the disruption and expense of exterior excavation while providing access to where water typically enters.

Installing the Drain Tile
A perforated drainage pipe is placed in the trench and surrounded by high-quality washed rock to create optimal water flow. For block foundations, we drill weep holes to allow trapped water to escape from wall cavities.

Sump Basin & Pump Installation
We install a 24-inch deep, 18-inch wide sump basin with a cast iron submersible pump that safely channels water away from your home. The system includes a sealed lid to prevent moisture and odors from escaping.

Sealing & Finishing
We apply a vapor barrier to prevent moisture wicking, then restore your floor with fresh concrete that matches your existing basement. Our team handles thorough cleanup, leaving your basement dry and ready for you.
Interior Drain Tile vs Exterior Waterproofing
Both interior and exterior systems can manage basement water. The right approach depends on the home and the source of the problem.
Interior drain tile systems:
-
Installed beneath the basement floor
-
Capture groundwater before it reaches the surface
-
Typically faster and less disruptive to install
Exterior waterproofing:
-
Installed outside the foundation wall
-
Often used during new construction
-
Requires excavation around the home
In many existing homes, interior systems provide the most practical and cost-effective solution.
Why Many Homes Use Interior Drain Tile Systems
1
Cost Effectiveness
Interior drain tile systems typically cost 40-60% less than exterior waterproofing solutions. By working from inside, we eliminate the need for heavy machinery and extensive labor required for foundation excavation
2
Greater Effectiveness
Interior systems work with gravity, allowing water to naturally flow to the drain tile. They address both surface water and rising groundwater issues, providing comprehensive protection that exterior systems often miss
3
Easier Maintenance
Should your system ever need inspection or maintenance, access is simple through your basement rather than requiring re-excavation of your foundation—saving significant time and money over the system's lifetime.
Common Questions About Drain Tile Systems
How long does installation take?
Installation can take anywhere from a few hours to about a week. A lot depends on your basement design and the job complexity. Our average jobs take 1-3 days.
Will there be a lot of dust and mess?
Drain tile installation is a challenging and messy task, which is why it's usually handled by professionals. At LTC, we take great care to keep your space clean. While the process can be noisy and messy, our team takes every precaution to minimize disruption and protect your home.
How much does a drain tile system cost?
The cost of a drain tile system can vary depending on several factors, including the size of the area, the complexity of the installation, and the specific materials used. For an accurate estimate, we recommend scheduling a consultation where we can assess your needs and provide a tailored quote. Our team is happy to discuss your project in detail and ensure you get the best solution for your home.
Can I install drain tile without a sump pump?
Yes, in some homes, a gravity-fed drain tile system can drain into an existing storm drain or daylight drainage area. But most Minnesota homes benefit from pairing it with a sump pump for maximum effectiveness.
Does interior drain tile stop water completely?
Interior systems capture groundwater before it reaches the basement floor, helping keep basements dry during storms and seasonal groundwater conditions.
Do all basements need drain tile?
Not every basement requires a drainage system. The best solution depends on how water is entering and the conditions around the home.
